The buying process
Get pre-approved, define your needs and budget, then tour homes and make an offer. Once it's accepted you complete your conditions — inspection and financing — and your lawyer handles closing and title transfer.
The selling process
Price your home with a local market analysis, prepare and stage it, and market it professionally. Review and negotiate offers, then work with your lawyer through to closing day.
Costs & taxes to budget
Beyond the price, plan for Land Transfer Tax (Ontario — plus a municipal LTT in Toronto), legal fees, title insurance, your deposit and moving costs. First-time buyers may qualify for rebates.
Pre-construction & condos
New builds come with a 10-day cooling-off period and staged deposits. For resale condos, always review the status certificate to understand the reserve fund, fees and rules before you commit.
First Home Savings Account (FHSA)
A federal tax-advantaged account for first-time buyers: contribute up to $8,000/year, $40,000 lifetime. Contributions are tax-deductible, and growth plus withdrawals for a qualifying home purchase are completely tax-free.
Home Buyers' Plan (HBP)
First-time buyers can withdraw up to $60,000 from their RRSP ($120,000 per couple) tax-free toward a down payment. The amount must be repaid to your RRSP over 15 years, starting the second year after withdrawal.
